The Shotts Strategic Industrial Area (Shotts SIA) is located 7.5km east of Collie and has been created to attract and support large scale industries which will grow Collie and the region. Among other downstream processin industries, the area is suitable for energy and coal production and potentially heavy industrial use.

The Shotts SIA is strategically positioned between the Muja Power Station and the Bluewaters Power Station, existing infrastructure, supply connections, and associated coal mines.
Land is available for long term lease.
The Department of Jobs, Tourism, Science and Innovation (JTSI) is the lead agency for the development of the Shotts SIA and DevelopmentWA is the estate manager.

1. Location
The Shotts SIA is located 7.5km east of the Collie town site in Western Australia's Collie Basin.
Collie is situated 47km from Bunbury (approximately 45 minute drive) and 200km south of Perth (approximately 2 hour drive).
2. Land Tenure
The Shotts SIA has a net developable area of 210ha over five development sites.
DevelopmentWA owns freehold titles for all five of the development areas in the Shotts SIA.
3. Planning
The Shotts SIA is located within the boundaries of the Shire of Collie.
Under the Shire's Local Planning Scheme No. 5 (LPS5), the Shotts SIA is designated as 'Special Use Zone No. 11 – Shotts Industrial Park and Structure Plan Area – SPA No.1'.
In 2010 the Shotts SIA Structure Plan was approved by the Department of Planning, Lands and Heritage, and sets out the various land uses.

5. Environment
The Shotts SIA Structure Plan has been developed to manage and protect ecological water systems, native vegetation and manage potential pollution emissions, air quality and noise levels.
The Shotts SIA land area also has a 3km buffer to ensure that air and noise pollution will not affect incompatible land uses. This is supported by the land zoning and Shotts SIA Structure Plan.
6. Services
The Shotts SIA is strategically positioned between the Muja Power Station, the Bluewaters Power Station, existing water, power, road and rail infrastructure and associated coal mines.
Proponents requiring significant services may be required to provide those services on-site or extend service infrastructure to their sites.
7. Native Title
A Native Title Agreement has been agreed which allows development to occur within the Shotts SIA.
Future proponents will be required to comply with any related obligations under the Native Title Agreement as part of their lease.
8. Aboriginal Heritage
An Aboriginal Heritage survey has been undertaken and no sites of significance were recorded at the site.
9. European Heritage
Several locations on the eastern side of the Shotts SIA contain European historical remains indicative of the town-site but do not constrain development on the created lots. No buildings remain in the area with only some evidence of foundations and roads.
