Montario Quarter presents signature development opportunity

A landmark development opportunity has been released to market at Montario Quarter, with interested parties invited to submit offers to DevelopmentWA.

Located at the entrance to the sought-after Shenton Park estate, the R160 site comprises two lots – the 5,263sqm Lot 36 and the adjoining 2,993sqm Lot 35 – for a total development footprint of 8,256sqm.

The combined offering represents one of the most significant residential sites within Montario Quarter’s Parklands Precinct, fronting landscaped public open space to the north and east.

“Montario Quarter sits in the heart of one of Perth’s most desirable established inner-city locations, and offers an outstanding lifestyle and level of amenity – a combination which has seen strong sales results encompassing both private home buyers and developers,” said DevelopmentWA chief executive Frank Marra.

“Four development sites within Montario Quarter have already been sold, together with 30 single residential lots, and the first residents moved into their new homes in late 2020.

“The prime location of these combined lots, together with the footprint they offer, presents the opportunity for the delivery of a landmark development that would serve as an entry statement to the estate – and we would anticipate this is an opportunity which will hold significant appeal for the development sector.”

Located just 5km from the Perth CBD, the 15.8ha Montario Quarter is taking shape on the site of the former Shenton Park Rehabilitation Hospital.

The master planned urban village will ultimately deliver more than 1,100 new homes across a range of housing types, including apartments and townhomes, together with shopping and hospitality offerings.

Montario Quarter is perfectly positioned in the highly desirable suburb of Shenton Park, within minutes of quality schools, key public transport routes, and offers excellent proximity to both the CBD and the beach.

Montario Quarter is a sustainable, attractive and vibrant new residential community, with more than 25 per cent of the estate devoted to public open space and parklands.

High-quality, carefully designed parks and public open spaces are a key feature of Montario Quarter. Residents and visitors will be able to enjoy retained bushland, walking trails, quality play areas and retained historic features.

The estate’s sustainability credentials have also been recognised with a 6-Star Green Star Community rating from the Green Building Council of Australia – making Montario Quarter the first infill development in WA, and only the second in the State overall, to receive the highest possible rating and ranking it among the world’s leading sustainable developments.

Offers for Lots 35 and 36 at Montario Quarter must be submitted to DevelopmentWA via electronic tender no later than 2pm (WST) on Thursday 20 January 2021.
