Peel Business Park


Peel Business Park has been nationally recognised by the Urban Development Institute of Australia (UDIA) as an environmentally sustainable development.


  • Peel Business Park used to be low-lying degraded farmland, mainly from cattle grazing with only minimal vegetation.
  • During development of Stage 1 all top soil was retained and reused, and any vegetation that was cleared was turned into mulch and reused throughout landscaped areas.
  • Some 18% of the total development area is public open space, with landscape planning retaining existing trees and re-establishing local native trees, shrubs and ground covers.
  • Water retention swales and batters from roads and pathways capture rainfall and direct it to vegetation to help with plant growth.
  • Cockatoo nesting boxes were installed as part of the Park’s environmental response.
  • Local expert organisation, River Wren Rescue, were engaged to assist with fauna relocation.


During the civil works for Stage 1 waste management and recycling was addressed through the following:

  • All top soil was retained, stockpiled and reused within pubic open space areas.
  • Any vegetation cleared was mulched and reused throughout the landscaped areas.
  • Any excess construction materials such as PVC/plastics, metals, sand, concrete, wood, plasterboard, paper and cardboard were removed and processed at an approved Materials Recycling Facility (MRF). Recycling data has shown that the average recycling rate by weight was >96 per cent and by volume 84 per cent.
  • Design Guidelines specify waste management and recycling principles, applied to all building construction. Any new construction throughout the Park must engage a reputable waste management recycling company who can capture, recycle or reuse a minimum of 80% (by volume) of construction waste materials and monitor and verify recycling rates.
  • A number of recycling bins have been installed within the public open space areas.
  • We worked with a landscape architect to identify trees for reuse as natural, engaging landscaping elements within the public open space.


Peel Business Park excels in energy efficient and renewable energy on every level.

  • The first of its kind in Australia, the Renewable Energy Industrial Microgrid harnesses solar energy and utilised battery storage to power the first stage of the Park. The microgrid began operating in December 2020. Find out more here.
  • As part of this safe, reliable, sustainable and scalable energy solution, the microgrid operator Peel Renewable Energy will install solar panels on the roofs of businesses within the park under lease agreements.
  • To support the microgrid infrastructure, all buildings must be oriented and/or designed to respond to passive solar design to optimise generation potential of rooftop solar photovoltaic (PV) panels.
  • Design Guidelines require building designs to minimise windows facing east or west or providing adequate shading to windows, clerestory windows, roof vents or skylights to allow for breezes and natural light. They also require the inclusion of efficient water heating such as solar or heat pump systems, efficient lighting throughout (including outdoors) such as LED and motion sensors fitted to low use areas.
  • Combined, these renewable and efficiency measures mean businesses in the Park can expect cost savings of 30% off their energy bills when compared to regulated bundled tariffs – depending on their unique business needs.
  • As the Park expands, the microgrid’s scalable design allows for additional renewable generation and storage capacity to be added to meet the increasing power demand.


  • Waterwise provisions include the installation of WELS (Water Efficiency Labelling and Standards) rated water efficient fixtures and appliances such as showerheads and toilets.
  • Landowners are encouraged to install rainwater tanks to provide for water reuse in toilet flushing and irrigation systems; as well as water efficient industrial equipment.
  • Waterwise landscaping requirements state that each lot shall include local native water-wise plants species, also applicable to public open space parkland and street verges.
  • Efficient irrigation systems are to be installed, including use of sub-surface drip-lines around plants, weather-based electronic timers, set to early morning before sunrise, and soil improvements and mulch to increase the root growth.
  • Phosphorous Retentive Filter Media is used in the Stage 1 drainage basin reducing phosphorous drain-off to the Peel Harvey Estuary by 15.9 tonnes over 50 years.


  • The Park is home to the WA Food Innovation Precinct, Western Australia’s first centre of excellence for research, development and commercialisation of new agriculture technology, and innovative value-added food products. Find out more here.
  • The Department of Fire & Emergency Services have also based their Bushfire Centre of Excellence at Peel Business Park. The first of its kind in Australia, the Centre opened in January 2021 and provides knowledge, technical expertise, science and research, plus training for bush firefighters and other emergency services personnel across Western Australia.
  • Stage 1 civil works created 300 jobs and occupants are expected to deliver more than 250 ongoing jobs.
  • The Commercial zone within the Park will provide commercial business centres and local retail activities that support the industrial activities. Uses include: offices, retail, showrooms, as well as delicatessen/café, dry cleaners, newsagents and other uses to cater to the workforce.
  • The estate has been designed to encourage pedestrian and cycling throughout, and to enable passive recreation, particularly in conjunction with the wetland areas.
  • This pedestrian and cycle corridors are supported by street tree planting to provide shade and visual amenity.
