What stage is the project up to?

Following extensive consultation with the local community and consultants, and review of the Concept Plan (released April 2009), the Outline Development Plan (ODP) has been lodged with the City of Albany.

How will the development impact on the environment of the area?

Emu Point's strong environmental and social values are the driving forces behind the draft concept plan. In the current draft plan, around 60% (or 20 hectares) of the project area will be set aside for public open space and conservation.

This area was defined after a series of environmental studies were completed including vegetation, fauna, geotechnical, coastal surveys and a fire management reports. The draft concept plan will consolidate north-south and east-west bush land reserves, creating wild life movement corridors, extending beyond the project area. The conservation areas will preserve significant areas of peppermint and banksia woodland which provide habitat for possums and other native species.

Seed collection has been undertaken by a specialist. The collection of the seeds allows for the propagation of local indigenous species for replanting in the new development and restocking degraded areas of the site.

Will there still be public access to the site?

The proposed development will retain and enhance public access to the area. A network of paths incorporating existing and new paths will provide north-south linkages connecting to the foreshore trail. A dual use path for pedestrian and cyclists will be constructed along the northern boundary (Emu Point Road).

How does the project tie to the Albany Waterfront project?

Revenue raised from the sale of this land will be directed to the Albany Waterfront project as approved by State Cabinet.

When will the land go on sale?

Timelines will be determined once the final approvals have been obtained.

How many blocks will there be and what type of housing will be developed?

In the current draft concept plan there are around 132 lots which will provide for a range of dwelling types including single houses, strata villas, townhouses and apartments.

What size blocks will be available?

A range of lot sizes will be available. We currently anticipate single and strata lots in the range of 450sqm to 600sqm. Lot sizes will be explored during the structure planning stage.

How much do you expect the lots to sell for?

The price of the lots will be determined closer to their release for sale.
