What is happening at Hamilton Senior High School?
WA’s land and infrastructure development agency DevelopmentWA purchased the Hamilton Senior High School site from the State Government in January 2018.
DevelopmentWA on behalf of the State Government has taken on this revitalisation project based on our award winning track record in transforming school sites into thriving new communities. The school was demolished and the land remediated, Stage 1 works are complete and house construction has begun. Earthworks for stage 2 are underway.
Why is this site being developed for housing?
Projections show that by 2050 Perth’s population will reach 3.5 million people. As Western Australia’s land development agency, one of our responsibilities is to ensure the availability of land for jobs and land for living for current and future Western Australians.
Urban regeneration is a key strategy to help make the most of existing infrastructure, including roads, access to public transport, established job opportunities, businesses and health and education facilities. DevelopmentWA identifies suitable infill and urban renewal sites in established communities and develops them in a way that is sympathetic to their surrounding environment and community.
The Hamilton Senior High School site is in the southern corridor of Perth, near excellent infrastructure and facilities and presents an ideal opportunity to help address Perth’s rapid population growth while improving local amenity and housing diversity.

How will this development fit in with the local community?
DevelopmentWA’s goal is to transform the site into a new community that integrates with the surrounding area and that supports the City of Cockburn’s Revitalisation Strategy. Residents will enjoy a vibrant and connected community that offers a diverse range of modern housing options.
What happened to the old buildings?
DevelopmentWA has demolished the school buildings and remediated the site in accordance with relevant, health, safety and environmental guidelines and used best practice for waste management and recycling. Materials from the school will be used throughout the new development including within the landscaping.
How many houses will be built?
The redevelopment will include 232 lots and more than 330 new homes for up to 800 people. Homes will range from single residential flat and split-level lots to terrace homes, 125sqm compact lots and five grouped housing sites.
