Alkimos - metropolitan greenfield development

Alkimos is a great example of our partnering approach to deliver outstanding sustainable Greenfield development. The project demonstrates stakeholder engagement with industry, government agencies and investment in the community development of a newly created estate.

Project overview

Alkimos is a 710 hectare landholding in the suburb of Alkimos and is set to become the largest and most significant master planned coastal development in the north-west corridor of Perth in 50 years.

When developing the vision for the estate we worked within with the State Government's strategic planning framework. The overall development in Alkimos is expected to incorporate a major regional centre, a future train station and the largest coastal village in the district next to its regional beach.

Challenges and opportunities

The creation of a new Regional Centre in an environmentally sensitive location required significant consultation with the community as well as collaboration with government agencies and the City of Wanneroo to ensure that the centre reflected the aspirations of the community.

The site also had an important cultural history so there was a desire to capture and celebrate its traditional past from local Noongar elders.

Participation process

With the creation of such a large future centre, engagement took place on a number of levels including:

  • Partnering with Lendlease to deliver a high quality sustainable development with a strong focus on the creation of a new community;
  • Early engagement with builders through a builders engagement workshop to provide input into the design of the estate;
  • Establishing and building a community in the estate through "Sprout" an innovative hub for residents that was in place at the time of the first residents moving into their homes;
  • Collaborating with government agencies to deliver a future proof and sustainable estate.
  • Recognising the history and heritage of the site to local Aboriginal people, with consultation with local Aboriginal elders was undertaken to capture local stories of the area. These stories were then reflected in a booklet for new residents entitled: Alkimos, Land by the Ocean. The booklet was launched at an evening under the stars story telling event in order to share the culture with the broader community.

Outcomes and benefits

A broad range of benefits have been delivered to the local community including:

  • Mandatory solar panels and gas-boosted solar hot water systems as well as other energy-efficient appliances. These are expected to reduce home energy bills by up to 50 per cent. A recent study has found that 86 per cent of homes in Alkimos use less energy that the Perth average.
  • A focus on builders construction waste being recycled through Earthcare Recycling
  • All homes being within 800m of the town centre and transport linkages
  • Fully functioning portable community centres with a café, co-working space, event space, digital community portal and community led charitable fund. The project has been delivering community activation since June 2014, when only six houses in Alkimos Beach were occupied.
  • BeachSAFE program established based on the key principles of Supervision, Aquatic Education, First Aid and Emergency Preparedness. It is available at no cost to every member of the development. It is the first time the BeachSAFE program has been offered free of charge on this scale.
  • Fibre to the home has been used to encourage a working from home estate.
  • Partnerships that were established with the Wanneroo Business Association and the City of Wanneroo has seen the provision of community programs in the early stages of community development that are usually not seen in master planned communities for many years.
  • Key wins included working with Synergy to trial energy battery storage and working with the Department of Transport to plan for a future train station.

These benefits have derived from ongoing collaboration and engagement with industry, business, government agencies and the community to deliver an award winning estate.
