Residents to enjoy world-class park lands at Montario Quarter

Innovative, engaging, reflective and communal – the new recreational spaces at LandCorp’s Montario Quarter will cater for all generations and set a new benchmark in development excellence.

Marking the start of landscaping with the delivery of the first of more than 1,100 new trees to be planted on site, LandCorp chief executive Frank Marra said the spaces are designed to improve people’s health and wellbeing.

“More than 25 per cent of Montario Quarter will be dedicated to recreational areas providing different shared spaces for residents to either rest and reflect or engage and exercise,” Mr Marra said.

“The development at Montario Quarter will set a new benchmark for excellence and deliver truly world-class recreational spaces for residents of all ages to enjoy.”

“There is literally something for everyone – from sports courts, playgrounds and cycle and walking paths to reflective, quiet spaces where people can relax and enjoy nature.

The landmark project will create a new urban village - a modern and vibrant residential community, which will ultimately accommodate more than 1,100 new apartments and townhouses.

Mr Marra said residents at Montario Quarter would be able to stroll down shady, tree-lined avenues with new underground technology promoting the growth of healthy green canopies.

“Approximately 1,300 cubic metres of stratavault cells have been installed alongside roads and in median strips to create root-friendly spaces under roads and paving and reduce the need for watering.”

“Our plans have been specifically designed to consider the natural features of the site and maximise the amount of bushland that can be kept and improved, while balancing other community needs, such as safety and recreation spaces, and maintaining a low bushfire risk for nearby residents and businesses,” he said.

“Residents will be able to enjoy a nature play area, viewing sites and walking trails, set amongst retained and rehabilitated, high-quality bushland.

“They will also be able to come together and enjoy community activities using the shared playgrounds and exercise equipment, the open-air amphitheatre, grassed areas and outdoor kitchens.”

The development will also feature a community orchard, outdoor kitchens, fitness and exercise equipment, playing courts, table tennis tables, an open-air amphitheatre, public artworks and reflective, quiet spaces in canopied areas.

More than 1,100 new trees will be planted across the site, resulting in almost three times as many trees as the site had prior to development.  These will include Department of Biodiversity, Conservation and Attractions-approved, cockatoo-friendly species of jarrah, tuart and marri.

When complete, the public open space will include retained and rehabilitated bushland, continuous walking trails and cycle paths to link bushlands to parklands, innovative playground equipment and a nature play area. 

“We are committed to incorporating environmental sustainability into our developments, which is evident through the number of Green Star, EnviroDevelopment, One Planet Living and other environmental accreditations we have achieved.”

Suitable timber and vegetation will be recycled from the necessary removal of limited vegetation for new infrastructure. This salvaged timber will be recycled to create seating and nature play elements and will also be used as part of the rehabilitation in the western Woodland Precinct.

Throughout Montario Quarter, the history of the site will be reflected in the public spaces through educational and interpretive signage, public art and the use of re-salvaged materials. 

The bushland in the western portion of the site will be treated and rehabilitated. A weed management program is underway to ensure the best quality native species are able to thrive. A seed collection program is currently in its third year, enhancing the bushland with seeds native to the site. 

Fini Group will restore the heritage-listed Victoria House which will be the heart of the new precinct and include an urban farm, which will combine a plant nursery, educational programs and the opportunity for residents and hospitality venues to cultivate produce through a ‘farm to fork’ connection.

Iris Residential, in partnership with Primewest, will deliver a mixed-use development featuring one, two and three-bedroom apartments catering for intergenerational living.
