Mulataga - Overview
Something unexpected is taking shape in Karratha
At Mulataga, the everyday won’t stay ordinary.
Some places follow the same script. This one doesn’t.
Mulataga is a new community shaped by the Pilbara, where the landscape, climate and culture don’t just influence design, they drive it. It’s a place built to surprise you in the right ways. In how it feels, how it works, and what it becomes over time.
Because out here, good things don’t always come from where you expect. They just show up.
The first stages will introduce around 130 residential lots with an average size of 600m², giving people room to design homes that respond to how they want to live.

Where the plan leaves space for the unexpected
Mulataga isn’t overdesigned. It’s considered, but open.
Homes will be shaped by Design Guidelines that respond to the Pilbara climate from the start. Orientation, shade and airflow are built into the thinking, not added later.
It creates a neighbourhood that feels intentional, but never rigid. A place that works with the environment and leaves room for life to unfold.

More than what you see on plan
The first stage includes a local park with a mix of open space for play, rest and connection.
Alongside it, a multi-use corridor weaves through the community. It supports drainage and habitat, while also creating shared paths that connect people through the landscape.
Some of it is practical. Some of it is the part you don’t notice straight away. But it all adds up to a place that feels different once you’re in it.
What’s next
Mulataga is moving into its delivery phase.
Civil works are expected to begin mid to late 2026, with first titled lots anticipated from 2027.
As the project evolves, more detail will be shared. For now, this is the start of something taking shape.

Not everything here is obvious at first.
Homes are designed to respond to the Pilbara, with orientation, shade and airflow built in from the start. It’s the kind of detail you don’t always see straight away, but you feel it every day.

There’s room to move, and room for things to unfold.
Parks, open space and shared paths are part of the plan, but how people use them is what brings it to life. Some of what makes Mulataga good won’t be planned. It’ll just happen.

This is just the beginning.
Mulataga is taking shape now, with first lots expected from 2027. It won’t all arrive at once, and that’s part of it. A place that grows, shifts and keeps surprising you over time.
