What is the Murdoch Health & Knowledge Precinct?
Located 12 km south of Perth CBD, the 9.6 hectare Murdoch Health & Knowledge Precinct is a strategically located mixed-use precinct within walking distance of Fiona Stanley Hospital, St John of God Hospital, Murdoch University, South Metropolitan TAFE and the Murdoch train and bus interchange.
The Murdoch Health & Knowledge Precinct will provide diverse living, employment and retail opportunities for local residents and visitors including commercial office space, cafes, boutique retailers, residential apartments, ancillary health services, student accommodation and short-stay accommodation.
Murdoch Health & Knowledge Precinct will provide opportunities for the private sector to invest in the Murdoch area to bring complementary health, education and related services to those already provided by major institutions.
First proposed during the planning for the Fiona Stanley Hospital, the development of this precinct is supported by key Government and private Stakeholders in the Murdoch area including the City of Melville.
The land infrastructure and public spaces will be developed on behalf of Government by DevelopmentWA with future private sector developers to build diverse, higher density, mixed use buildings on the created lots in accordance with a Mixed Used Precinct Activity Centre Structure Plan and Design Guidelines.
The precinct will help reduce car dependence by providing excellent access to the nearby Murdoch bus and train interchange, promote walking and cycling, with safe pedestrian links and bicycle pathways incorporated throughout the Murdoch Health & Knowledge Precinct. Excellent bus connections will flow through the project’s ‘Main Street’ Barry Marshall Parade, which is planned to enable upgrading to rapid bus transit or light rail systems in the future.
Why is the Murdoch Health & Knowledge Precinct being developed?
The 9.6 hectare mixed-use precinct will help drive further development in the wider Murdoch Specialised Activity Centre (MSAC) which has the potential to emerge as a new city centre in Perth's southern corridor.
The Murdoch Health & Knowledge Precinct will also provide opportunities for support and ancillary business for the Fiona Stanley and St John of God Hospital, its staff and visitors.
The development is in response to the State Government’s planning strategy which aims to cleverly manage the future growth of Perth. Specialised Activity Centres such as Murdoch are a key part of the strategy by providing areas with higher density development, urban lifestyle options, job opportunities closer to where people live and centres that are well connected to the transport network.
When will construction begin?
Stage 1 of Murdoch Health and Knowledge Centre was complete in 2018. Seven mixed use development sites were created - three sites within Stage 1A opposite Fiona Stanley Hospital, and four sites within Stage 1B near South Street and the newly created public road Wonnul Place.
The first tranch of public open space, adjacent to Barry Marshall Parade and the one-hectare conservation zone, is to be created as part of Stage 1. Landscaping works are anticipated to commence in 2026.
Stage 2 is currently subject to the relocation of the existing park and ride facility for Murdoch Station.
When can I purchase at the Murdoch Health & Knowledge Precinct?
Hesperia was announced as the successful proponent and master developer for Stage 1A of Murdoch Health and Knowledge Precinct.
Stage 1B Lot 118 has been acquired by Birchmead and Hesperia, and Lot 119 acquired by Murdoch University.
DevelopmentWA will market the remaining lots to private sector developers and businesses to build in accordance with the project Structure Plan and Design Guidelines in 2021.
How will traffic flow and parking be managed in and around Murdoch during construction?
Built form developers will be required to prepare detailed traffic management plans to ensure all construction activities minimise disruption to the adjacent transport network.
These management plans will cover access for cars, pedestrians and cyclists to the hospitals, train station and other destinations adjacent to the Murdoch Health & Knowledge Precinct. The management plans will be reviewed and approved by the City of Melville.
In addition extensive traffic studies have been undertaken by Main Roads, Department of Planning, DevelopmentWA and other agencies to model the road network for the overall Murdoch Activity Centre.
Like other major Activity Centres, some congestion will occur during peak periods. The Murdoch Health & Knowledge Precinct is well connected to public transport alternatives and will add a relatively modest additional growth.

How much parking will be available at Murdoch train and bus interchange during or after construction of the Murdoch Health & Knowledge Precinct?
The public will continue to have access to parking bays at the bus and train interchange during and after construction of Stage 1. The longer term nature of the parking will be reviewed by the State Government at the appropriate time as this area forms the second half of the Murdoch Health & Knowledge Precinct.
How much public open space and what recreational facilities will be at the Murdoch Health & Knowledge Precinct?
At the heart of the Murdoch Health & Knowledge Precinct is a protected native bushland approximately 1 hectare in size, complemented by adjacent landscaped public spaces.
Throughout the precinct, active and useable public open spaces will be created as hubs for people to gather and enjoy activities, events and for recreational purpose.
