Precinct 17 – Eleventh Road Structure Plan

At its meeting on 13 April 2026, the Armadale Land Redevelopment Committee (LRC) resolved to defer the determination of the Precinct 17 – Eleventh Road Structure Plan to enable further consultation with the Department of Water and Environmental Regulation (DWER) regarding amendments to the Local Water Management Strategy arising from DWER’s consultation advice, and the associated impacts on land south of the Wungong River.
The requested advice has been received from DWER and was considered by the LRC as part of an out of session report. In its advice DWER advised that the proposed response to the identified floodplain storage constraints is appropriate, reasonable and defensible.
On the 8 May 2026 the LRC considered the additional advice from DWER and resolved: That the Armadale Land Redevelopment Committee:
- Notes the additional information from DWER it requested regarding amendments to the Local Water Management Strategy and the associated impacts on land south of the Wungong River;
- Approves the structure plan as presented to its meeting of 13 April 2026, subject an amendment to the Schedule of Modifications requiring:
- inclusion of additional text in the structure plan report to note that the extent of developable residential land on Lot 191 Wungong South Road may be increased and the extent of Public Open Space may be reduced at detailed design stage if informed by appropriate technical analysis; and
- the applicant being advised of the LRC’s expectation that they engage in ongoing consultation with landowners within the Structure Plan area, should they be affected by changes occurring at the detailed design phase as development of the Structure Plan progresses.
The applicant is now required to make the modifications as listed in the Schedule of Modifications. The modified structure plan and associated documents are to be submitted to the satisfaction of DevelopmentWA for review and confirmation prior to formal approval of the Precinct 17 Structure Plan.
