Located just 8km from Perth’s CBD, Heartwood Bentley is an emerging neighbourhood within the Bentley Redevelopment Area, where 21 hectares of State Government-owned land is being transformed into a vibrant, thriving community.

Planned to accommodate a mix of detached homes, terrace, apartment and medium-density housing, Heartwood Bentley will deliver up to 1000 new homes upon its completion.

With the full redevelopment projected to take between 10-15 years, Heartwood Bentley will be delivered in multiple stages. Each stage is representative of a phase of land subdivision and development, helping meet demand and support sustainable growth.

The Bentley Redevelopment Area was established by the State Government on 2 May 2024. The project site is generally bounded by Walpole Street to the North, Manning Road to the South, Pollock Street and Bentley Primary School to the East, and Dumond Street to the West.

The area covers around 31 hectares, including 21 hectares of mostly vacant State-Government-owned land, which is known as Heartwood Bentley.

The Bentley Redevelopment Master Plan is a strategic document that sets the long-term vision and provides the roadmap for transforming the area over the next 10 to 15 years.

The Bentley Redevelopment Scheme is the statutory planning framework that governs how DevelopmentWA, as the planning authority, will manage development within the redevelopment area, including planning approvals and design controls.

Up to 1,000 homes will be delivered once the area is fully developed.

Heartwood Bentley will be delivered in a number of stages, with each stage representing a phase of land subdivision and development. The staging will be guided by market demand and project timelines, ensuring development aligns with community needs and economic conditions.

The Redevelopment Area will include a variety of residential lots, alongside designated sites for commercial, mixed-use, and community activities. Each stage will release different lot types to encourage diversity in the neighbourhood.

The project will feature a mix of housing options, including:

• Detached and semi-detached homes
• Terrace and row houses
• Low-rise and mid-rise apartments

Building heights are generally expected to range from 1 to 8 storeys, with height concentrated in key locations such as along high-frequency public transport routes and in areas with strong local amenity.

Proposals that comply with the Bentley Redevelopment Area Design Guidelines and the Residential Design Codes (R‑Codes) may apply for Planning Advice to confirm compliance prior to lodging a building permit with the City of Canning. The community was consulted during the development of the Bentley Master Plan and on the Design Guidelines and Policies that will apply to the redevelopment area.

We also conducted a separate engagement process to develop the Bentley Place Plan.

Through project delivery there will be more opportunities for community involvement, such as with landscaping, public art, public space design and other activations.

We have designed the works to retain as many existing and mature trees as possible, however several trees identified will need to be removed.

Where possible, selected mature trees will be retained and integrated into future public space and road reserves. Tree removal will also be offset through extensive new planting across the redevelopment area.

The project aims to keep and use mulch from removed trees where possible within suitable areas of the site, such as around existing trees, in landscaped areas or other public spaces.

The project is targeting 30% canopy coverage for the development.

Yes, affordable and social housing is an essential part of this vision – providing a home for all people, and building a stronger, more connected neighbourhood.

We are planning for a balanced mix of housing, including:

• Private housing to meet market demands
• Affordable Housing, to improve access for low to moderate-income households
• Social Housing, with a target of 1 in 7 homes delivered across the redevelopment area.

The final number and locations for social housing homes will be confirmed as detailed planning for each stage progresses.

The Bentley Redevelopment Project forms part of the State Government's $3.2 billion commitment under the WA Housing Strategy to boost housing supply and improve homelessness services across Western Australia, which includes the delivery of nearly 5,000 social homes, for those most in need.

The 1 in 7 social housing ratio for the Bentley Redevelopment Area is consistent with a broader state housing policy set by the government to meet specific targets, that aim to support housing demands.

The Project is one of many government developments, across various Perth suburbs that is required to provide a percentage of affordable and social homes to help meet these targets.

Affordable and social housing can be managed under various models, including by the State Government (public housing) or Community Housing Providers (CHPs).

DevelopmentWA partners with the Department of Housing and Works and many CHPs, who are not-for-profit organisations, that are highly regulated and held to strict performance standards: in addition to managing tenants, they deliver support services and work closely with local communities to ensure homes are well-maintained and neighbourhoods are respected.

In Stage 1, two sites, Lot 145 and Lot 146, have been identified as having potential for social and affordable housing. 

DevelopmentWA and the Department of Housing and Works continue to work together to define the details around how social and affordable housing will be delivered for Stage 1 and future stages within the Bentley Redevelopment Area.

Stage 1 spans 2.7 hectares and is bordered by the newly created Taree Street and existing Pitt Street and Pollock Street.

Stage 1 has delivered 41 residential lots, three development sites, a new road network and various public open spaces. Landscaping and public open space works are expected to be complete in September 2026.

Stage 1 of Heartwood Bentley is located within the Transition Precinct as outlined in the Design Guidelines. The Bentley Design Guidelines do not mandate a minimum of two storeys, however they do allow for the development of two-storey buildings within this precinct.
