Located in Perth’s east, the High Wycombe Project Area is being shaped into a vibrant, well‑connected activity centre that brings together new homes, local services, jobs and community spaces — all anchored by the High Wycombe Train Station.

Our two important roles in this transformation:

We are guiding the long‑term planning for the 61ha High Wycombe Project Area as well as delivering the High Wycombe Station Precinct, a key 10.64ha development site that will facilitate increased housing, commercial opportunities and a proposed community hub.

High Wycombe Project Area

The METRONET East Redevelopment Scheme, adopted in 2021, formally transferred planning responsibility to our agency. As the planning authority across the 61ha High Wycombe Project Area, we will help shape the precinct into a thriving activity centre and employment hub.

Our planning role includes:

• Preparing a clear project vision for the area
• Establishing a planning framework to guide future development
• Assessing and determining Development Applications within the Project Area

Over time, and in consultation with the City of Kalamunda, the area will support a mix of housing, commercial activity, community facilities and public spaces — creating a place where people can live, work and connect.

The High Wycombe Station Precinct

Within the wider Project Area, we are also responsible for delivering development on the High Wycombe Station Precinct, a 10.64‑hectare site located east of the High Wycombe Train Station along Sultana Road West.

The site will provide:

• Well‑located housing close to public transport
• Opportunities for commercial and mixed‑use development
• Future community facilities that support local needs

This Precinct forms part of METRONET East, which also includes precincts around Bayswater and Midland stations. The High Wycombe Station, delivered as part of the Forrestfield–Airport Link, provides fast and convenient connections to the wider Perth region and unlocks new opportunities for growth close to public transport.

With major transport investment in place, a strong planning framework guiding development, and civil works underway, High Wycombe is well positioned to become a welcoming, connected and thriving place for generations to come.
