Alkimos Central - Planning

Planning overview

Alkimos Central is identified as a Secondary Centre in the Department of Planning, Lands and Heritage (DPLH) policy documents for metropolitan Perth. Alkimos Central will be the major centre in the 25km corridor of coastal development between the Strategic Regional Centres of Joondalup and Yanchep.

A key objective in the planning and development of Alkimos Central is to maximize the potential provided by the delivery of the Alkimos train station and to achieve an integrated transport and land use outcome as envisaged under the State Government's METRONET program.

To ensure these strategic outcomes are delivered in an orderly and proper manner, the DPLH requires a Precinct Plan.

The Precinct Plan will provide the primary land use, built form and strategic planning controls for delivery of the project, and is to be used when considering development and subdivision applications by the determining authority.

Precinct Plan

The Alkimos Central Precinct Plan (Draft) provides the planning framework for the project area and will facilitate the development of a secondary centre for the growing residential community in Alkimos and surrounding region.

The document replaces the existing Alkimos City Centre Activity Centre Plan No. 89 approved August 2019 (ACP89).

The precinct plan will provide for:

  • A consolidated city centre core, focused around the Alkimos Station and the junction of two key main streets, as the focus of retail and community activity with a high standard of built form and landscaping.
  • A pedestrian-friendly vibrant and lively central core that has a mixture of land uses including retail, commercial, entertainment, food and beverage, residential apartments, recreational, civic and cultural.
  • A residential community, that includes low and medium density housing, around the city centre core supporting an active city centre.
  • Provision of a range of employment generating activities including office, service commercial (bulky goods), light industry, recreation, health and retail to support Alkimos Central as a secondary centre.
  • A highly attractive and accessible street network in the city centre and surrounding residential precincts, that has shared urban street environments safe for pedestrians and cyclists.
