Social Housing Delivery Program

To fast-track the availability of social homes for those in need, DevelopmentWAis delivering small-scale grouped housing developments in less than 12 months through an innovative program that combines efficient replicable designs, streamlined delivery and modern construction methods.

Once complete, the developments are transferred into the ownership of the Department of Housing and Works, to own and operate, providing a safe and secure home for families, couples and individuals in need of social housing.

This program aims to deliver:

  • Quality, architecturally designed social homes with an outdoor space, grouped developments of 32 or less homes.
    • Metropolitan: one-and two-bedroom homes
    • Regional: one, three and four-bedroom homes
  • Homes that meet silver livable standards - ensuring accessibility and adaptability for residents, including the elderly and people with disabilities.
  • Homes with a 7star NatHERs Energy rating, that are energy efficient and comfortable, lowering residents’ energy bills and supporting the environment.
  • Regional: Designs have been adapted to suit regional conditions, ensuring homes are comfortable, resilient and fit for purpose in local climates
  • Small grouped developments in existing residential areas,
    • The Metropolitan homes are located close to bus routes and meet medium density standard to reduce urban sprawl.

This program accelerates the delivery time frame using:

  • Pattern book designs, easily replicated through prefabricated or modular build methods
  • Modern Methods of Construction (MMOC), such as
    • Prefabricated wall frames and roofs, which are built offsite in factories and assembled onsite
    • Modular (Regional only): built offsite and trucked to site for installation
