Subi East - FAQs

Subi East is one of the most significant urban redevelopment projects in Western Australia. The rejuvenation of the 35-hectare of inner city precinct is creating a vibrant new north-eastern gateway to Subiaco, that respects and celebrates the rich heritage of the area, while realising the importance of its prominent location on the doorstep of the Perth CBD.   Subi East is revitalising the Subiaco town centre and supporting the growth of the West Leederville activity centre, while contributing to the housing targets set for Subiaco in Perth and Peel @ 3.5 million. The Subi East project vision is a connected city village honouring place and living memories.  

Subi East is a 35-hectare area bound by Haydn Bunton Drive, Roberts Road, Thomas Street and the Perth-Fremantle railway line (however excludes Perth Modern School), within the suburb of Subiaco.

The construction of the Perth Children’s Hospital and Optus Stadium in 2017 created an exciting opportunity to redevelop the land around Subiaco Oval and 1909 (the former PMH site) into a vibrant community with strong transport links and significant urban infill, surrounded by a network of high quality open spaces – Subi East. Subi East is helping to revitalise the Subiaco town centre and support the growth of the West Leederville activity centre, while contributing to the housing targets set for Subiaco in Perth and Peel @3.5 million.

DevelopmentWA is the State Government’s land development agency, creating exceptional places for Western Australia. It has the planning authority role for the Subiaco Redevelopment area, and is also leading the delivery of two major precincts at Subi East: The Oval (the land around Subiaco Oval) and the 1909(PMH) redevelopment.

The Subi East Master Plan was approved in October 2020, following extensive stakeholder engagement and public advertising.

The Subi East Master Plan identifies that the project area can accommodate up to 2,700 new homes over the next 20 years.   This will play a significant role in meeting the future housing needs of Subiaco and the wider community as outlined in Perth and Peel @ 3.5 million. The final estimated housing distribution across Subi East at full build-out is: 1,000 dwellings at The Oval; 1,000 dwellings at 1909; and 700 dwellings at the Railway Precinct.

Subi East will feature a range of building heights to accommodate approximately 2,700 new dwellings.  Building heights will generally range from 6-17 storeys. North of Subiaco Oval, the buildings will generally be developed at 7-11 storeys to help minimise overshadowing. On Court Place, there could be up to 18 storeys and larger buildings will be developed up to 30 storeys. A Subi East Whadjuk Elders group had considerable input to the master planning for the area, to ensure the cultural narrative of the area was woven throughout the redevelopment.  A Six Seasons Bidi links through the project area, comprising seasonal landscaping and extensive public art, to ensure Subi East's connection to Noongar heritage is celebrated.

DevelopmentWA is committed to improving the supply of social and affordable housing for Western Australians on low incomes and aims to increase housing diversity by providing or facilitating housing types and options suitable for a range of socio-economic groups with different housing needs. At The Oval precinct, social housing delivery is being focused on Court Place, a 1-hectare site owned by the Department of Communities which has been used for social housing since the 1970s.  Court Place is proposed to be redeveloped for integrated housing, including around 42% social housing component.  Other development sites at The Oval will be required to deliver 12% affordable housing. Development within the 1909 (PMH) and Railway Precincts is guided by MRA Development Policy 9 (Affordable and Diverse Housing) applies which requires 12% of new dwellings to be social and affordable.  Development Policy 9 requires that any new multiple dwelling, group dwelling or mixed-use development with 10 or more dwellings shall provide a minimum 12% of these dwellings as either affordable or social housing. 

Subiaco Oval was opened to the public in mid 2020 following the grandstand demolition and will remain as public open space. The public is welcome to use the Oval, however Bob Hawke College has priority access during school hours, and the WA Football Commission also utilise some sections of the oval for training purposes at certain times. The area around Subiaco Oval is being developed by DevelopmentWA. Known as The Oval, civil and landscaping works were completed in late 2023.More information about The Oval can be found here. Princess Margaret Hospital (PMH) was the State’s specialist children’s hospital for 108 years until its closure in June 2018, coinciding with the opening of the new Perth Children’s Hospital that was built to replace it. Many of the PMH buildings were dilapidated with aged infrastructure well beyond the point of cost-effective repair.  Mechanical demolition commenced in March 2021 and was completed in October 2022.  More information can be found at the 1909 website.
