Subi East - Overview

A vibrant new north-eastern gateway to Subiaco

Subi East will see the rejuvenation of 35ha of land incorporating the area surrounding Subiaco Oval, the former Princess Margaret Hospital, Mueller Park and the new Bob Hawke College.

The project will see the creation of an exciting new inner-city village for more than 4,000 new residents, one that respects and reflects the rich heritage while realising the importance of its prominent location right on the edge of Perth’s CBD. It will deliver vibrant new places for people to live, learn, work and play.

Subi East Redevelopment Area

Following an extensive three-year community engagement process, the Master Plan for Subi East was approved in October 2020. The Master Plan provides a framework for the delivery of substantial economic and social opportunities that will breathe new life into the project area.

The Subiaco Oval and Railway Design Guidelines were approved in November 2021 and the PMH 1909 Precinct Design Guidelines were approved in June 2023. The Design Guidelines apply to future built form within the Master Plan area and are intended to guide redevelopment of land.

In March 2022 Subi East was awarded 6 Star Green Star – Communities Rating, the highest accreditation achievable through the Green Building Council of Australia. 

The total delivery timeframe for the project is estimated to be around 20 years.

The Oval Subi East

Following the opening of Optus Stadium in 2018, the Subiaco Oval Stadium was demolished to make way for a new phase in Subiaco’s history.

The area has since been transformed into a vibrant and connected facility now open for the community to enjoy. It incorporates;

  • the iconic Subiaco Oval, re-opened for public use
  • new playground, parkour course and shaded spaces
  • refurbished heritage gates and open-air museum celebrating Subiaco Oval's role as the historic home of WA football
  • changeroom facilities for community sport
  • Noongar Six Seasons Bidi Trail

A range of sites at The Oval will be developed into residential and commercial buildings in partnership with the private sector.

In August 2023, the first two lots were sold to UEM Sunrise Bhd (UEM Sunrise) to deliver over 400 apartments directly west of Subiaco Oval.

Princess Margaret Hospital 1909 Precinct

1909 is the new name of the former Princess Margaret Hospital site.

Demolition of the hospital was completed in October 2022, with the iconic Boiler House and chimney stack among a number of buildings retained. Landscaping and civil works will start in early 2024 to create eight new apartment development sites which will be released to the market.
